Terms & Conditions โ€” Royal Farms

Please read these Terms and Conditions carefully before using the Royal Farms platform. By accessing or using our website or applications, you expressly and legally agree to all terms stated below. If you do not agree with any of these terms, please discontinue use of the platform immediately.


1. Definitions

  • Platform: The Royal Farms website, applications, and all digital services.
  • Company: Royal Farms, the official operator of the platform.
  • User / Guest: Any individual who browses the platform, creates an account, or completes a booking through it.
  • Owner: The natural or legal person registered on the platform as the proprietor of a tourism unit (chalet / retreat).
  • Booking: The rental of a tourism unit for a specified period through the platform in exchange for an agreed amount.
  • Service Fee: The amount charged by the platform for providing booking, processing, and support services.
  • Check-in Date: The day on which the guest begins their stay at the booked unit.

2. Nature of Service and Platform Role

Royal Farms operates as an electronic intermediary connecting property owners with guests seeking to book. The platform facilitates property listings, booking completion, and secure payment processing. Royal Farms does not own or directly manage any listed units and therefore bears no direct liability for discrepancies between listing content and the actual condition of the property. In cases of substantiated disputes, Royal Farms acts as a mediator in accordance with its approved policies.

3. Account Registration

  • Users must be at least 18 years of age.
  • Users are required to provide accurate, complete, and up-to-date information at registration (full name, phone number, email address).
  • Account credentials are confidential and the sole responsibility of the user; Royal Farms must be notified immediately upon suspicion of any unauthorised access.
  • Creating more than one account per individual or legal entity is prohibited.
  • Royal Farms reserves the right to suspend or permanently terminate any account in the event of a proven violation, without prior notice.
  • User identity is verified via a registered phone number (OTP); an email address not linked to a verified phone number is not accepted.

4. Booking Process and Confirmation

  • A booking is only confirmed after full payment is completed and an official confirmation message is received from the platform.
  • Property prices may change at any time; the price displayed at the moment of payment completion is the final binding price.
  • All prices are in UAE Dirhams (AED) and include service fees displayed clearly before payment is finalised.
  • In the event of a payment failure for any reason, the booking is not considered valid; the user must retry.
  • The platform reserves the right to reject or cancel any booking request in cases of suspected fraud or breach of terms.
  • Information entered during booking (dates, number of guests, stay type) is binding and can only be amended by contacting support directly.

5. Accepted Payment Methods

  • Credit and Debit Cards: Visa and Mastercard via the certified Stripe gateway.
  • Tabby: Interest-free instalment payments in 4 parts (subject to Tabby terms).
  • Tamara: Instalment payments (subject to Tamara terms).
  • Cash: In specific cases with owner approval and platform oversight.
  • All transactions are protected and encrypted in accordance with the latest electronic payment security standards.

6. User / Guest Obligations

The user acknowledges full compliance with the following throughout their use of the platform and during their stay at the booked unit:

  • Arriving on time and respecting stated check-in and check-out times.
  • Adhering to the maximum occupancy stated on the property listing.
  • Maintaining the unit, its furnishings, and all contents in good condition without causing any damage.
  • Full compliance with property regulations and usage rules announced by the owner.
  • Not using the unit for unlawful purposes or in violation of UAE law or social and ethical standards.
  • Not permitting unauthorised gatherings or parties within the unit.
  • Not smoking except in areas explicitly designated for this purpose.
  • Not bringing pets unless the listing explicitly states this is permitted.
  • Promptly notifying the platform or the owner upon discovering any defect or damage in the unit.
  • Not contacting owners with the intent to book outside the platform or circumvent it.

7. Owner Obligations

  • Owners bear full and exclusive responsibility for the accuracy of all listed information (photos, description, amenities, prices, rules).
  • The unit must be ready and clean at the time of handover to the guest as advertised.
  • Owners must comply with all UAE laws governing tourism property rental and hotel establishments.
  • Owners may not cancel a confirmed booking except in extreme emergencies with immediate written notification to Royal Farms.
  • Royal Farms reserves the right to apply a financial penalty to the owner in cancellation cases, in accordance with approved policies.
  • In cases of repeated owner-initiated cancellations, the platform may suspend the owner account or permanently remove their listing.
  • Owners are prohibited from requesting payments additional to or outside the scope of the platform from guests without Royal Farms approval.

8. Cancellation and Refund Policy

Every cancellation is governed by the cancellation policy specific to the booked property โ€” displayed clearly before payment is completed โ€” as well as the Royal Farms general cancellation policy. For full details, please visit our Cancellation Policy page.

9. Reviews and User-Generated Content

  • Royal Farms allows guests to rate their experience after their stay; reviews reflect their authors opinions and do not represent the platform position.
  • Publishing fake, paid, defamatory, or inciting reviews is prohibited.
  • Royal Farms reserves the right to remove any content that violates usage policies without prior notice.

10. Limitation of Liability

  • Royal Farms strives to ensure the highest service quality but does not guarantee the platform is free from technical errors or interruptions.
  • Royal Farms bears no liability for any direct or indirect damages arising from: guest-owner disputes, unit defects, or emergency circumstances beyond the platform control.
  • Royal Farms maximum liability under any circumstances shall not exceed the value of the paid booking amount.
  • The platform bears no responsibility for indirect losses such as lost profits, business opportunities, or data loss.

11. Loyalty Programme and Referral

Royal Farms offers loyalty points programmes and friend-referral schemes under specific terms. Loyalty points used in a cancelled booking are reversed in accordance with the applicable cancellation policy. Royal Farms reserves the right to modify the terms of these programmes or discontinue them at any time.

12. Privacy and Data Protection

All personal user data is treated with strict confidentiality in accordance with Royal Farms approved privacy policy and applicable UAE data protection laws. User data is not shared with third parties except to the extent necessary to complete booking and payment services.

13. Intellectual Property

All content on the Royal Farms platform โ€” including text, images, designs, logos, trademarks, and source code โ€” is the exclusive property of Royal Farms and is protected under the intellectual property laws in force in the United Arab Emirates. Copying, republishing, or commercially using any content in any form without prior explicit written permission from Royal Farms is strictly prohibited.

14. Amendments to Terms

Royal Farms reserves the absolute right to amend or update these Terms at any time without prior notice. The date of the latest update is published at the top of this page. Your continued use of the platform following the publication of any amendments constitutes your binding implicit acceptance of them.

15. Governing Law and Dispute Resolution

These Terms and Conditions are governed by the laws of the United Arab Emirates. In the event of any dispute between the user and Royal Farms, an amicable resolution shall first be sought within 30 days from the date of written notification. Should an amicable resolution prove impossible, the courts of the Emirate of Dubai shall have exclusive jurisdiction.
